Under the tenancy deposit scheme, deposits are protected during the tenancy.  It is held as security in the event the tenant(s) fail to meet their responsibilities contained within the tenancy agreement.

Right To Rent: Immigration Act 2014

Further to the introduction of the Right To Rent Act, all prospective tenants will be required to provide formal verification they can legally rent a residential property in England if a tenancy starts on or after 1st February 2016.


To enter into a tenancy agreement, all prospective tenants are required to have their references checked.  Our references are conducted by an independent company, Rent4sure.  Their checks will include a credit check and where appropriate, references from an employer, an accountant and a previous landlord.  Should Rent4sure conclude the references are insufficient to proceed, with the landlord’s consent, a guarantor can be nominated.  Where necessary, any guarantor will be responsible for any expenses (including rent) arising out of the tenant’s breach of the tenancy agreement.  Any guarantor to a tenancy agreement will be subject to the same reference checks as the tenant, for which there will be a referencing fee payable, for which there will be a referencing fee payable.

The references are the property of the Landlord and will not be disclosed to the applicants under any circumstances. 

Report repair or maintenance issues

If TLS has been appointed, by the landlord, as a managing agent, we will be responsible for dealing with any reported repair or maintenance issues.
